Update: PMH Building Maintenance Account & Strata Title.
Dear Owners,
We wish to update you on our pursuit of the above with UOA. It has been challenging and tiring.
Since the Joint Management Body (JMC) was formed we have been trying to get UOA to pass us the account documents and also to transfer the funds over to JMC. After many months and finally getting our certificate from the Commissioner of Building (COB) that allow us to open a Bank account, we only had RM5000.00 transferred. After that, there is another interim transfer of RM5,000.00. As of to-date our sinking fund, sum of RM163,168.00 that was placed in a Fix Deposit has matured, but the sum still remain with UOA. No commitment from the developer when and how to transfer such sum to us, this is not acceptable, because there is no more reason to hold back the sinking fund. It should be handled separately with management fund.
We have also raised the matter of Strata Title Submission where we wanted to see proof of submission. After a long delay we were finally told that UOA have yet to submit the application.
Enclose here an e-mail correspondence between JMC and UOA for your reference. Further update will be forwarded over time on the progress or no-progress.

Your statement:
As agreed in the meeting held on 24 June 2006, we will be handing over
all the accounts related documents and the remaining bank balance
including Fixed Deposits after the accounts have been audited and cash
and bank balances reconciled
1) When can the account related documents ready to be transferred to JMB? (JMC comment - no fixed date has been committed)
2) When can you transfer the due FD to JMB? As follow? (JMC comment - no fixed date has been committed, up to date, JMB received RM5,000 for setting up bank account, plus RM5,000 as interim transfer only)

Your statement:
As our cut-off date is 31 July 2008, we prefer not to make any more
payments out of the available balance for any bills after 31 July 2008
and therefore will forward them to u to be settled
3) Agree, we will only pay invoices approved by JMC after 31st July 2008. UOA will settle payment for invoices dated before 31st July 2008.
4) Pauline - We are still waiting for your notice stating that "there are no special parking arrangement approved by either UOA or Dats Management since day one", as agreed in our last JMC meeting. We still face problems caused by owner parking more than 1 cars inside one parking lot, and they still claim that they have "approval" from the developer. (JMC comment-OK done)
5) We have been requesting proof of PMH strata title submission, by writing emails, and also meeting with you, Karen, and Pauline face to face. You all agreed to give us a copy of the submission, and we are yet to received the document from you. Please advice when we can get it, else we reserve the right to complaint to COB. (JMC comment-Feedback from Pauline via conversation over the phone, saying that developer has not done the strata title submission, this is not acceptable at all, after nearly 3 years upon received vacant possession. We will continue to follow up)
