New Management Officer

That day when go to management office to pay the maintanance fee, notice the whole new team is kelam kabut doin their job. Alot of question also can't answer me, i asked them when the Main Gate will be back to service also cant answer me. Somemore dare to tell me is safe after there is 2 break in case happen. I really have no confident with them at all. I can clearly see that the management service is not as good as last time after the changed of new management, correct me if i;m wrong.

No confidence on NEW Management

Few weeks ago I enquiry about the renovation deposit and procedure, I wanted to fix a air conditioner in my unit. The management told me, no deposit required, just get the contractor to register at guard house and then contractor are able to come into the condo to fix the air-con. As far as I remember this is not the procedure! Does that mean, any contractor can just enter into our Condo area?

And another recently incident, I booked the BBQ pit on 15 June. And on 21 June, I enquire about the return of my deposit. They couldn't find my record! I gave them my phone number, informing them to let me know when they find the record. As of today (23 June), I've not heard from them.

Personally, I've NO confidence at the new management! Can we do something about this!

victor...regarding the deposit for contractor...they are referring to those doing major renovation...if install an aircond you want to put rm2k deposit which takes 1mth or more to get back?....

For minor stuff like aircond, plumbing, electric stuff, the contractor just need to register them self at the guard house, guard should call you to confirm before letting them in.

As for deposit for BBQ pit, well didn't you get a receipt or a deposit slip when you put the booking? If you didn't get one, then your money would have gone with the wind. Remember, when dealing with money, always have black and white regardless of the amount, else how can you proof you have already place the deposit with them?

Hello to all,

As Joint Management Committee (JMC) members, we agreed Landserve Property is not up to expectation as Property Manager.

In short our frustration came to a conclusion that we are telling them what to do, and not them to advice us what to do.

We have been giving feedback, and chance for them to improved, and our patience is very limited at the moment.

Anyway, since they were selected by the developer, we ill continue to used them until we decided to change to a better service provider. scratch

Too long story to tell...so please log in your complaint in Management Office, they have the standard form for that, make sure you have your own copy, for future reference.

Well, I thought in the 1st place, the change of building management was initiated not by the developer but by some residents. I prefer the old management as they were doing their job fine. Well, only the residents will suffer now, too late to cry over spilled milk.

I also prefer previous management, i checked wit the developer, they told me the residents decided not to appoint them continue as management, is that true???

well joeysis, no point crying over spilled milk now....hehehe...just need to work with current management. If not satisfy, we have the power to change them. So far seems fine, any issue with them?.....

New Property Manager - I&T Property Sdn. Bhd.

Hello Ladies and Gentleman,

On behalf of JMC Prima Midah Heights Condo, we would like to announce that Landserve Property Sdn Bhd will be terminated, replaced by I&T Property Sdn Bhd, commencing date 2nd Sep 2008. We have 2 rounds of interview, 4 company being short listed, I&T offers most reasonable pricing, and they brought along the Management Exec, who is the key person to operate our condo later. The gentleman can speak Cantonese, English and Malay, good enough for our community here.

Handover plan will start this week, we look forward for their good service.

Once again:
"We all pay the Property Manager to work for us, not we work for them!"

When would the next resident meeting be held to inform as well as to allow residents to rise their concern in PMH?

Hello Simon,

If the new Property Manager cannot perform, we will belanja them "sotong goreng". Practically, we should have the dialog with all residents around Oct. We will try our very best to schedule it on Sunday morning, with 4 weeks notice. Now we are still tied up with Property Manager, Security, Car parks etc. Most important, transfer of management funds and sinking funds from UOA, "no water boat cannot set sail", in short, this is not an easy task, you would agree further if you know UOA people well.

Guard

How about the guard? Will they be replace too? Overall the existing guard perform good, only disadvantage is some of the guard having communication problem, i try talk to them english, or malay, some of them seen not understand what i said.

Understand that nothing can be prefect, but just to raises the suggestion that it would be good for JMC recuit guard that can understand simple english.

Hello hotmech and Simon
1) We have no plan to change the existing guards, unless they were found not performing / causing problems.
2) As far as we were concerned, Nepalese guards are the best in the market, comparing with local guards. Communication could be a problem, but they will cause fewer problems, such as the risk of "inside job" break in etc. Note: Their price is much higher than local guards.
3) We have no intension to belanja people "fried sotong", our stand is to be a smart consumer i.e. pay less, get more. As long as JMC and the majority of residents are happy with their services, why change them? Right? Just FYI, the interview process is a very tiring process. silent

According to their bosses, if they are newly recruited from their origin, they will eventually be able to speak some simple Malay or English. Perhaps we give them some time? So far, they have responded well to my expectations, except for some glitches. In anycase, their officer is always around, scooting in and out on a bike. He speaks Malay/English.
