List of Issues Observed and to be Resolved

Admin, just listing down some of the issue observed which require to be resolved/discuss with committee and management. Issues that have been resolved you can removed them by reposting the list indicating (CLOSE) at the end of the issue. I urge all residents reading this forum to list add to list what you have observed that needs to be resolved.

List of Issues Observed:-

1. Basement 2 carpark drain pipe support still have not been upgraded since the 2nd time it gave way in December 2008. Refer to this thread http://pmhc.forumotion.com/your-first-forum-f1/pmh-land-slide-t26.htm

2. Guards at main entrance allowed people to walk into compound without using the walk way gate. Instead they just allow people to walk straight in without even asking them to use the walk way gate.(Observed on 31st Mar 09). Need to install a foldable or a bigger barrier to prevent people from walking in through the drive way at guard house.

3. Clamping fine system. Clamping fine needs to be change to a charge system following days meaning the fine should be RM50 per day. Notice a car have been clamped for several months and owner do not intend to pay fine as the fine would be RM50, that would be cheap compared to renting a carpark by the month.(Observed since Jan/Feb 09)

Walking in from Guard House

I am total agreed with Simon as the management can just buy the bar and add it from the existing bar in order to block peoples coming in. I had seen some apartments are doing it...

I had noticed many times that the guard just allowing peoples to past throught without asking... If previously UOA can do it then I don't see the current team cant do it....

Should be as uniform is different. I find the new guards can communicate better which is excellent. Hopefully, they perform well in their duties.

(JMB COMMITTEE IS GETTING PROPERTY MANAGER TO DO THIS, CURRENTLY FOCUS ON OTHER TASK, SUCH AS AGM)

JMB COMMITTEE ALSO BRIEFED SECURITY AND PROPERTY MANAGER ON THIS ISSUE LAST MONTH, WILL CONTINUE MONITOR)

4. SOIL EROSION - JMB COMMITTEE HAS GOT THE PROPERTY MANAGER TO APPOINT CONTRACTOR TO START WORK TO EXTEND THE WATER DISCHARGE PIPE TO NEAREST STORM DRAIN, BUDGET APPROVED, PLANNING TO START WORK WITHIN THESE TWO WEEK, DEPENDS ON WEATHER CONDITION

LASTLY, WE ARE PLANNING AGM IN MID MAY, SUNDAY MORNING. TARGETING TO SEND OUT NOTICE BY THESE TWO WEEKS, SO THAT RESIDENTS WILL HAVE 3 TO 4 WEEKS NOTICE TO PREPARE THEM SELF. PLEASE MAKE YOUR SELF AVAILABLE, BETTER STILL OFFERING YOUR SERVICE TO JOIN JMB COMMITTEE (AS THE OLD COMMITTEE WILL STEP DOWN).

Thanks. Excellent news on the drainage and pipe support. Also, glad that AGM will happen soon. I will put best effort to attend. I hope is not on the 9th Saturday/10th Sunday May weekend cause on the 9th is Wesak and 10th is Mother's Day, so very likely many may not be around.
