BATHROOM LEAKING - BLOCK C

I wrote the below to UOA. OWNER OF UNIT 13A-01, Please contact me as i lost the letter.
Dear Sir,
I am the sub sale purchaser of unit no 30-15-01. I bought the unit somewhere 3rd quarter 2006. 8 months ago, someone from the management approached us saying there's a leakage inside common bathroom causing water dripping to the unit below us. I allowed them to rectify the problem. On the 10th September 2008, I received a letter from the management saying that there is a serious leaking causing problem to the unit below mine. I was told by the management to rectify it under my cost. The letter stated clearly that I have to do a proper water proofing t prevent future leakage. I understand that the maintenance period is over and the contractor is no longer liable. How come there are still leakage if your contractor did a proper job. Let me put up a situation to you where the contractor is 2 months away from Defect and Liability period. They can simply do a cement screed and hand over. It will not last long before the leaking comes back. After the defect and liability period, am I the owner have to bare the cost to have a proper job done? I believe your contractor or UOA should have at least 6 months warranty on the item rectified. I do not know the total cost or worst is I do not know if I have to reconstruct the entire bathroom flooring to rectify it. Its unfair for the unit below me suffer the defects cause d by poor workmanship. I don't expect such repair job from UOA.
Kindly look into the matters and help me to digest the problem.

Dear Mr Chong,
It is suggested that a copy of the letter be forwarded to the new property management in order for them to be aware of it. Ask them to ENSURE that Midah Heights Sdn Bhd receives the copy and either fax or email yourself an acknowledgement to your letter.

With regards to the defects, due to the period of defects liability being over, it would be goodwill if they decide to rectify it again. If they are responsible enough, they might just do that. But our experience with them thus far left much to be desired. If they fail to, normally residents have to resort to legal advise which is not what most wants. I understand you can get a lawyer to write them a letter for a mere RM50 stating legal action may be proceeded if they fail to rectify the situation. Maybe with that, they would respond to you more positively. Bear in mind, I hope you have all your records of when the initial rectification is done. Try obtaining them from the management office, if at all the previous management did a fair job in paperwork.
